Rogers housing: a city that is mostly under 30 years old
Rogers was a small railroad town until the freeway, and then it built out in every direction. The neighborhoods tell the story: Edgewater, Brockton Meadows, Lyndhaven Meadows and Mystic Ridge are 1990s and 2000s single-family streets; Fletcher Hills and Fox Creek include a lot of townhomes; Hassan Hills and the acreage estates came in with the old township; and Skye Meadows off Territorial Road and Edgewater's newest additions are still being built. So the siding is 1990s hardboard and Masonite on the earliest subdivisions, vinyl and LP SmartSide on the 2000s and 2010s streets, and fiber cement on the new custom lots. Interiors follow the same line: honey-oak trim and kitchens in the 1990s homes, white trim and open plans after that, builder flat on the walls of anything under ten years old.
Open ground, the Crow River and HOA rules
Most of Rogers is former farmland that has not had time to grow much shade, so exposure is sun and wind. South and west walls fade and chalk, dark front doors and shutters go first, and wind-driven rain works into any caulk joint around windows and trim. The Crow River forms the city's western boundary, with Crow-Hassan Park Reserve along it, and the older acreage homes out that way are the shaded, damp-north-wall kind. Rogers also has a lot of associations. Many subdivisions have approved siding, trim and door colors and an application process, and we can work from those lists. Exterior season is roughly May through mid-October; on open lots we plan around wind as much as rain, because overspray and dust do not care about the forecast.
Where we work in Rogers
We work the whole city: the neighborhoods off Main Street and MN-101, the subdivisions along Brockton Lane and Territorial Road, the townhome streets near I-94, and the Hassan acreage out toward the Crow River. Rogers is in Elk River Area Schools (ISD 728), which stretches to Elk River and Zimmerman, so plenty of our Rogers customers have family in those towns too. The drive from our shop is about 30 minutes: County Road 19 to Hwy 55, then County Road 116 north through Corcoran to the I-94 side of Rogers. We plan Rogers jobs in full days and are usually in Corcoran on the way, where a lot of our new-construction work is.

Hardboard gets checked for swelling, vinyl and LP get washed and recaulked, and dark trim and doors get the most attention because the sun wears them first. Do you paint new construction in Rogers?
Yes. We do finish painting for custom builders in the west metro, and we do the first real repaint on production homes in Rogers once the builder's flat has worn, usually three to five years in. That second job is mostly interior: walls in a washable finish, trim in a harder enamel, and real color.
Our Rogers HOA has a color list. Will you work from it?
Yes. Send the approved palette or the association's form and we will sample the colors on your actual siding before you submit. Most Rogers subdivisions have rules for siding, trim and front doors, and matching an approved color in a different brand of paint is routine. We can walk you through the paperwork.
Why is the paint on our front door and shutters failing before the siding?
Because they are dark and they face the sun. On an open Rogers lot the south and west sides take full sun, and dark doors and shutters get hot enough to break paint down years before light siding does. We prep them separately, use a finish rated for that exposure, and paint them on a cool morning.
Do you paint the older acreage homes in the old Hassan Township part of Rogers?
Yes. The homes out toward the Crow River are the 1970s to 1990s cedar and hardboard kind we paint all over the west metro, on wooded lots where the north wall peels first. We scrape, sand, spot-prime bare wood and caulk before two coats, and plan the shaded walls for the driest days of the job.
