What we take on in a new build

The scope is the whole finish package, or any part of it the builder wants to hand off.

  • Walls and ceilingsPrime coat on new drywall, then two finish coats. Flat or matte ceilings, eggshell or matte walls, one color or a schedule of them per the plan.
  • Trim, doors and casingSprayed enamel on trim packages and door slabs before hang where the schedule allows, brushed on site where it does not. Caulked and filled so the joints disappear.
  • Built-ins and cabinetryFireplace built-ins, mudroom lockers, desk nooks, dining hutches. Same doors-off sprayed process as our cabinet work, matched to the trim color.
  • Accent and specialtyAccent walls, wainscoting and board-and-batten, vaulted and tongue-and-groove ceilings, stained beams where the design calls for it.
  • Punch and touch-upA punch pass after flooring, tile and electrical are in, and a final touch-up before the walkthrough. We leave labeled touch-up paint for the homeowner.

Why builders keep calling

A builder does not need the cheapest painter. They need the one who is not the reason the closing moved. That means answering the phone, being on site on the date, sequencing around the other trades without a fight, and leaving trim lines the homeowner will not find with a flashlight at the walkthrough. Our crew has done this on enough houses to know where the punch list comes from, so we fix those spots before anyone writes them down.

Cabinets and built-ins get the same doors-off, degreased, sanded, primed and sprayed process we use on cabinet repaints, which is why the built-ins in a new house match the millwork instead of looking brushed next to it.

Remodelers and additions

The same crew handles remodel painting: a new kitchen, a finished basement, an addition that has to match the existing trim color. We color-match off a door or a piece of casing, and we protect the finished half of the house while we work in the other half. Homeowners doing a whole-house repaint at the same time can see residential painting.

Can you work to a builder's schedule with other trades in the house?

Yes. That is most of what new-construction painting is. We sequence with drywall, flooring and cabinet install, spray trim and doors when the house is empty, and come back for a punch pass after the other trades are through. Tell us the lockbox and the dates.

Do you spray or brush new construction?

Both, chosen by surface. Primed walls and ceilings are sprayed and back-rolled. Trim, doors and built-ins are sprayed for the smoothest enamel finish, then brushed where they meet finished surfaces. Everything gets masked so the flooring and windows stay clean.

Do you handle color schedules and homeowner selections?

We work from the builder's color schedule and can sit down with the homeowner to settle selections before drywall is finished. Samples go on the actual wall in the actual light so nobody is surprised at the walkthrough.
